A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation.

What does a home inspection include?

The standard home inspector’s report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components.

Why do I need a home inspection?

Buying a home could be the largest single investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you’ll want to learn as much as you can about the newly constructed or existing house before you buy it. A home inspection may identify the need for major repairs or builder oversights, as well as the need for maintenance to keep it in good shape. After the inspection, you will know more about the house, which will allow you to make decisions with confidence. If you already are a homeowner, a home inspection can identify problems in the making and suggest preventive measures that might help you avoid costly future repairs. If you are planning to sell your home, a home inspection can give you the opportunity to make repairs.

Do I have to be there?

While it’s not required that you be present for the inspection, it is highly recommended. You will be able to observe the inspector and ask questions as you learn about the condition of the home and how to maintain it.

What if the report reveals problems?

No house is perfect. If the inspector identifies problems, it doesn’t mean you should or shouldn’t buy the house, only that you will know in advance what to expect. If your budget is tight, or if you don’t want to become involved in future repair work, this information will be important to you. If major problems are found, a seller may agree to make repairs

Home staging is important to sell homes in el paso tx

Home stagers, El Paso Realtors, and even home owners argue this point all the time. But when you’re staging your home for El Paso Real Estate market, avoid setting the table and keep the focus on the space, not your stuff. That is, after all, the entire concept behind staging to sell. You aren’t selling your stuff, you’re selling the house! So why add to it with yet another distraction?

Potential buyers walk through a home in about 15-20 minutes on average, give or take. By setting the table, you are now taking away from their experience of the space by directing them to the tabletop instead of the beautiful outdoor view, shiny hardwood floors, gorgeous chandelier, etc.

While a smartly dressed table can be amazing to look at, remember what you’re selling…THE HOUSE! So dress your table for a celebration or holiday, not for a showing. Keep that colorful bouquet on the table to draw the buyer’s eye into the room, but don’t over-indulge to ensure potential buyers remember the space itself and not your grandma’s china!

Home photo real estate pictures

The more you prepare your home in El Paso before the photographer arrives, the better the pictures are going to look. Remember, the photographer is hired to take the photos and make the home look good through the lens, it’s not their job to clean up the mess… and they can only do so much with a house that is in poor condition. It’s not possible to make a messy room look uncluttered in the picture.

The first view that a person will get from the room is when they are standing in the doorway, so keep that perspective in mind when you are arranging the furniture. You want to create a lasting impression from the moment that they walk in the room, and they will likely spend more time viewing the room from the side where the door is located.

From a photo standpoint, the El Paso real estate photographer will take photos from the doorway area, and they will also make use of the windows and natural light in the room. So you want to consider the way the furniture is placed as it corresponds with the windows and doorways. It is good to capture the clean windows in the photos because people like to see the natural light that comes in the room.

It is always best to clear the clutter out of every room because a clean space is more appealing. Get rid of anything that is cluttering the room, and when you think you are done… continue working to get rid of a few more items in the room.

A quick wipe down to “clean” the house isn’t enough to get rid of the grime, and it is important that all areas are deep-cleaned in order to remove hard water buildup, dirt, or anything else that might be visible. Make sure that the windows are spotless, they should be washed to get rid of fingerprints or marks.

Curb appeal matters, because buyers want their new home to look good on both the outside and inside. The exterior of the home is one of the first things that a person will look at when they are viewing the listing, so it is important that you clean up around the house to make it look good.

The front yard is the most important, but don’t neglect the backyard. It won’t look natural to have front yard photos of a beautifully manicured lawn and flower beds, with a backyard that is in disarray.

If your El Paso real estate photographer arrives, and they see that the home has not been prepared for the photo shoot, then you might be charged a cancellation fee and be forced to reschedule. Or, the photographer might move forward with the photo shoot, but the results will be unprofessional and they will not look good on your El Paso real estate listing. It is very important that you spend the time that is needed to make sure that your home is prepared so that the photographer has something to work with.

How Mexicans citizens can buy a home in the El Paso tx

For Mexicans citizens to buy a home in the El Paso with cash is not only possible, it is easy. You will need to provide proof of funds and an ID, generally a tourist visa B1/B2. In addition to the cost of the home, you will also be expected to pay closing costs, which will be approximately 2% of the sales price. You will need to have a proper contract prepared, sales price and terms negotiated, and an El Paso reputable title company hired. You can do it remotely. It is just a matter of signing and faxing the documents. A good real estate agent from El Paso will be invaluable in guiding you through the process.

If you need a loan: This can be tricky, because, in addition to proving who you are, you'll need to prove income and credit, just as any US citizen. The problem is that US banks in El Paso usually have difficulty accepting foreign credit bureaus, proving income, taxes, time on the job, etc. Three other possible options. 1st, can your friends in El Paso qualify without you, you could be added to the ownership after the home is purchased. 2nd, many times it's easier to get financing in your current country. 3rd, a hard money loan, interest rates are higher and you'll need 40%-50% down, but no credit or income documentation is necessary.

To avoid any oversights on issues so important talking with an El Paso immigration attorney is highly recommended in the clarification in advance regarding purchase and sale. Tax implications regarding sales to foreigners is an issue that needs to be addressed and understood and not come later as a nasty surprise. When a non-US citizen decides to sell their US property in El Paso, certain tax restrictions may apply. FIRPTA, the Foreign Investment in Real Property Tax Act, was enacted in 1980 and provides that if the Seller of real property is a foreign person, the Buyer must withhold a tax equal to 10% of the gross purchase price unless an exemption applies. A foreign person is a nonresident alien individual; a foreign corporation not treated as a domestic corporation; or a foreign partnership, trust or estate. A resident alien is not considered a foreign person under FIRPTA.
